| Irving Apartments THINGS TO KNOW WHEN RENTING AN APARTMENT IN DALLAS/FT WORTH:
LENGTH OF LEASE: The standard lease term in Dallas/Ft Worth is six months. Three-month rentals are available at select properties for a higher fee, usually $50.00 to $300.00 more per month.
APPLICATION FEE: A non-refundable fee which the apartments charge to cover the cost of verifying the following information on your rental application; credit history, rental history and employment verification, usually $20-$40.
SECURITY DEPOSIT: The deposit is refundable upon move-out, depending on the condition of the apartment. Most deposit amounts depend on the size of apartment you're renting and usually range from $0 to $400.00.
CLEANING FEE or Administration Fee: Non-refundable. Fee is due upon move-in. It is applied to the cleaning/redecorating of the apartment. Average fee is $25-$150. Not all apartments have this fee.
PETS: Many communities will accept pets under 20 pounds with a deposit ranging from $200.00 to $500.00 per pet. Larger pets are accepted at some communities with a pet deposit ranging from $300-$1000. Also, some communities charge an additional monthly "pet rent" ranging from $10.00 to $20.00 per month per pet. A great number of apartments have an Aggressive Breed list that they will not accept certain breeds such as: Chows, German Sheppards, Dobermans, Pit Bulls, Bull Mastifs, etc. but, there are some apartments that do allow them.
UTILITIES: You will have to pay for electric to an electric company thus giving an initial deposit to them, and at some community's gas & water. Local phone and cable TV is also additional. There are some communities that do have All Bills Paid (gas, water and electricity), usually older apartments. Some apartments have commercial electric which is a bit cheaper than regular electric and you pay the apartment community directly and you don't have to put up a deposit . And some apartments are on a boiler system which pays for hot water, therefore making your electric bill cheaper. It is hot water that drives your electric bill up when used but not if the apartment community is on a boiler system.
***** If you are moving here WITHOUT A JOB or UNEMPLOYED at the time you turn-in your rental application, many communities will charge an additional two, three or six months rent on a 6 months lease upon move-in or may not accept you at all. This doesn't include the above fees mentioned. Some will take a co-signer.
